In a Big Time Listings exclusive, we can report on the recent sale of the house at 9248 Swallow Drive in the Hollywood Hills. Records show that on January 30, Balbes’ 9248 Swallow Drive LLC company sold the house, which was selected as Metropolitan Home magazine’s design house of 2007. The deal was recorded on February 8. The buyer is not a celebrity.
Back in April 2007, our friends over at the Real Estalker wrote a post about Balbes’ listing of the house. And, in May 2007, the Los Angeles Times’ Ruth Ryon made the house her “Home of the Week” (link not available online). At that time, the house had been on the market for $6,800,000. The house’s asking price later was reduced to $6,300,000, and then to $5,850,000.
Balbes had purchased the property in 2005 for $2,500,000, according to public records. At that time, the house on the property, which had been built in 1961, had measured about 3,700 square feet. Now, features in the newly rehabbed Swallow Drive
house that Balbes just sold include six baths, white terrazzo floors, 12-foot-high Douglas fir ceilings, a free-flowing floor plan and exterior walls of glass, according to listing information. Other features include two islands in the professional kitchen that spills into the family room, three fireplaces and wiring for audio telecommunications and security. Outside are a fully equipped outdoor kitchen and dining area, a pool, a spa, and a grassy yard with a fire pit, all on a 0.47-acre, mostly flat lot, according to public records and listing information. The house was designed and developed by Balbes and by architect Paul Ashley.
