Turn on the lights, build a fire, send the kids and the dog out for a walk if you can. The smell of hot tea, coffee or another pleasant aroma can make the buyer feel like they are already at home. |

| Make your home look brighter |

Paint areas that need it in neutral colors. Clean the windows and open up the curtains, shades, or blinds to let in additional light. Turn on as many lights as possible even in the daytime. |

| Make your home look bigger |

Get
rid of the clutter. Box up and
store knick-knacks, books, magazines,
vases and anything else that fills
space in your home. Only leave
out a few well choosen items.
Get rid of extra furniture. The
less furniture the bigger your

| Allow the buyer to internalize |

Remove personal affects. Take
down personal photos so buyers
can picture themselves in your

Do not stalk the buyers as they tour your home. It makes people uncomfortable and they will not be able to freely comminicate amongst themselves about what they like or dislike about the home. If it is a realtor showing it is better if you are not there at all. For non realtor showings just hang out in the kithchen and be available if there are any questions |
