  The first thing you need to do is determine the value of your home. What have other similar homes sold for in in your area in the last 6 months. Location, square footage, and lot size and the three most important characteristics used to determine the value of a single family home. The first place to look for valuations of a condo is within your own building. For a condo square footage is key factor but number of bedrooms, baths, parking situation, floor, and view from the unit all come in to play.
 

Once you have objectively determined the valuation of your property you are in a much better position to make good decisions based on data.
