On the MLS under showing instructions, REALTORS are directed to call you at your phone number to set up a showing. That being said, showing instructions are not pulled by other major web sites like Realtor.com. In fact, whatever broker you list with will have their name and phone number prominently displayed on these sites. This raises some important questions: How do these leads get to me? What if a prospect calls me on a Saturday night for a Sunday showing or any day after business hours?
We have a great solution that helps to ensure that you will not miss a call. On Realtor.com and other web sites it will list our 800# to get more information on a property. When a prospect calls that number they can dial in your MLS# (which is given on all these sites) and be forwarded directly to your phone number. That way you will not miss a potential showing when a prospect calls on Saturday night for a Sunday showing. These calls are auto forwarded directly to you.

How it Works

You can save thousands of dollars in commissions by taking on some of the responsibilities normally handled by a traditional listing agent. You determine the price of your home, take requests for information, and show the home.
One of the main benefits of listing on the MLS is putting the real estate agents in your area to work for you. You can post to the MLS what you are willing to pay a buyer’s broker. We recommend you offer a 3% commission to any broker who brings in a buyer for your home. If the buyer is not associated with a real estate agent then there is no commission to be paid.

To begin the process click Get Started . You will need to fill out a property profile and a listing agreement. Instructions will be given on where to email us photos of your home. Feel free to call us at (314)222-0621 with any questions. We can get your property listed on the MLS by the next business day. Once listed on the MLS agents will call you directly to set up showings. Once your listing is active your property information will get pulled to other major websites within 1-5 days. You can cancel your listing at any time with no obligation or cost.

Do you get any commission?

For our flat fee MLS listings there is no percentage listing commission. There is only the flat fee of $399. Many other services have some type of back end commission at closing to the listing broker. We do not.

How will buyers contact me?

In the MLS under showing instructions it will direct all REALTORS® to call your phone number. However the MLS will not give seller or showing information to any other website. On Realtor.com, and other websites, it will prominently display whatever brokerage company that you list with. We have a special telecommunications system set up that will route any calls for your property that come in to our 800# directly to your phone number 24/7.

Do real estate agents boycott flat fee listing?

No. Some REALTORS® may tell you that to scare you or try and get your listing. On the MLS your listing looks like every other listing. Only the commission being offered to the buyer's broker is dislayed on the MLS not the commission going to the listing broker. Real estate agents are sales people and they are concerned with what you are willing to pay them not what the listing broker is getting paid

Can I cancel my listing at any time?

Yes. You can cancel at any time. There are no cancellation fees.

How soon can I get listed?

We guarantee it will be up within one business day.

If I sell to a buyer that is not associated with an agent, do I still have to pay a commission?

No. As long as the buyer has not used a licensed agent to find your place there will be no commission.
