When will my listing show up on Realtor.com and other websites?
  Generally it will take 3-5 days for your listing to show up on Realtor.com and other websites. This applies to any website (Real Estate Agency Websites, Berg Properties, Chicago Tribune, etc) That being said your listing will be immediately accessible to REALTORS® through the MLS.

How can I change the price for my home?
  We need all price change requests in writing per Illinois law. Please fax your request to (888)615-0169. The request can be hand written. Please included the date, property address, instructions on the price change and your signature

How do I add an open house?
  Email in your open house request or use our request form. Include the date and the time of the open house.

Do you hold earnest money?
  No. We recommend that you check with your lawyer. Generally they can hold earnest money for you. If they will not hold earnest money, we can recommend a different lawyer or if there is another broker involved in the transaction you may be able to get them to hold it for you.

Resetting Market Time on the MLS
  A property needs to be off the market for 90 days in order to reset market time to zero on the MLS. Any attempt to manipulate market time could result in serious fines by the MLS.

What about yard signs?
  Signs can generate walk in traffic and properties have been sold by a sign alone. Using a professional looking sign is always a good idea. It shows REALTORS® that you are listed and even unrepresented buyers can gain confidence in seeing a nice looking sign. It is a good reflection on your home:

You can use your own sign. We recommend that you do not use a sign that says "For Sale by Owner". It will only serve to confuse REALTORS®, make them wonder if you are really offering a commission, and reduce your opportunity for success. Berg Properties yard signs are available for free at Sign a Rama in Downers Grove. Please email us to arrange for a pick up. Your house willl be assigned an extension number so that buyers can reach you directly.

How do people get in touch with me to schedule a showing?
  On the MLS under showing instructions it will direct agents to call you directly to set up showings. Websites like Realtor.com, Chicago tribune and others will list our 888-276-9959 phone number. When individuals call that number they can press “1” to "Get more information on a property". At that time they can dial in your MLS# and the call will then be transferred directly to your phone via our automated system.

How are offers handled?
  As of 2004, Illinois state law stipulates that the listing broker is required to accept and present offers to their clients. Your MLS listing tells brokers to fax in offers for your property to an assigned fax number. Any offers received by that fax number will be forwarded to you via e-mail as an pdf attachment.
