Actress Mary Lynn Rajskub sells her 762-square-foot bungalow in Los Angeles’ Venice area for $1.2M

Actress Mary Lynn Rajskub has sold her 762-square-foot bungalow in Los Angeles’ Venice area for $1,200,000.

In a Big Time Listings exclusive, we can report on the sale of the two-bedroom bungalow, which is at 629 Crestmoore Place in Venice. Records show that the “24” actress sold the house on April 3, with the deal being recorded on April 15.

We wrote about Rajskub’s listing back on March 8, back when it was on the market for $1,299,000. Rajskub had chosen to list the bungalow after previously having rented it to fellow “24” castmate Mia Kirschner.

Built in 1922, the bungalow sits on a minuscule, 0.09-acre lot, according to public records. Rajskub paid $899,000 for the bungalow in December 2004, according to public records. Features in the bungalow include two and a half baths, the use of natural hues of grey, white and black, imported Euro materials, a master suite with a mosaic shower with three heads, walls of glass, and a detached recreation room with a half bath, according to listing information.

Rajskub’s current residence is a four-bedroom, 3,331-square-foot house in Los Angeles’ Woodland Hills area that she purchased in 2005 for exactly $2,000,000, according to public records.

Does she own two properties on Califa Street or just one?

Also, I see Ann Brenoff discussed a property of Robert Duvall’s in Argentina in her Hot Property update today. Could you give us the lowdown on his properties that she mentioned he owns in West Hollywood and Virginia? I always thought he owned a home in Malibu that you see an address for on many of the celebrity address sites that are scattered around the internet. What is the status of that Bonsall Drive property and did he ever actually own it?

With 762-square-feet, the dimensions of this small house are around 27×27 feet. Sometimes a very small house such as this, or a small condo, will have two-bedrooms. Sometimes! Not very often. Why? Because most people don’t want to have an 8×8 bedroom, which is what you’re looking at with a house this small.

This is the first time I’ve heard of such a small house, with not only two-bathrooms, but 2 1/2 bathrooms. Most homes with 1600-square feet rarely have 2 1/2 bathrooms. The threshold is usally 2000-square-feet. I’ve looked at the interior pictures and the rooms look spacious. Something isn’t right? Trick photography?

The next time I advertise my house for sale, I’ll say it has 10-bathrooms. In other words, 10 cups and 10 pans will be classified as 10-bathrooms.

Venice has lots of bodybuilders. It’s good he/she can work out at the beach, because he/she can’t work out at home. This home can barely accomodate one Thigh Master. Two Thigh Masters would be out of the question.

Then there’s the price. How many people spend this kind of money for a house and can’t even equip the house with a $25,000 to $50,000 home gym? So sad! Depressing! Not having body fat under 8% is a no-no in Venice. Venice is Bodybuilder City.

A dumbbell must have bought this house. Most housing prices in the State of California are falling like a rock, so this guy/gal should count on living in this CLOSET for a long time. The odds are pretty good that an earthquake will knock this CLOSET down, before this guy/gal can flip this CLOSET for a profit.

I’ve had a few chuckles.

if you look closely, this house has just a few pieces of furniture, besides a bed. A table, with a few chairs, and two small black stools are displayed in the kitchen.

The living room furniture consists of one cheap-looking pink desk. That’s it! I really don’t classify an easel, with a painting, as furniture. There’s a distinction between furniture and furnishings.

Parties at this house must be a blast and fun. A party guest list of 25-people is not unusual, so most of the people sit on the bed. Hmmmmm!

Can you imagine a house this expensive having furniture and furnishings totaling $750. That’s probably pushing it.

Without a doubt, this house should be featured in Architectural Digest. Kudos to the interior designer.

I knew Mary Lynn in 2002 when she was sort of broke and working on no-paying indie films. Well, she wasn’t completely broke; I remember she got some money for “Punchdrunk Love” and bought a Mercedes convertible with it (this was still during her retro-hipster Los Feliz days). Even in 2003 she was just getting by, renting. It’s amazing how her career turned around just 1 year later with “24.” The lady’s probably pulling in at least a million a year now, maybe two. She’s obviously smart with money as she bought that cheap (in 2004) little Venice house (probably to offset taxes from her sudden huge rise in income) and then still managed to flip it for $300K in this dead market. Obviously the place is barely decorated because Mary Lynn moved into her bigger, fancier Woodland Hills home less than a year later (after she learned that she made the cut for the next season of “24″ while all her castmates save for Kiefer lost their gigs).

Obviously the MLS pictures of this house look rather strange. What’s the point in having a few ratty-looking pieces of furniture? From my point of view either you have furniture, ATTRACTIVE furniture, or the house is vacant.

If the house for-sale is an upscale house, move your ratty-looking furniture to a rented garage. Ratty-looking furniture probably doesn’t detract all that much in a lower price range, but high-end houses for-sale should have high-end furniture. Another option is staging.

Two high-end magazines listing houses for-sale, DREAM HOMES INTERNATIONAL and UNIQUE HOMES, sometimes have pictures of multimillion dollar houses with ratty-looking furniture. Needless to say, ratty-looking furniture in a $9,000,000 house looks odd.

Being smart is usually not across the board. It is a bit puzzling how Mary Lynn flipped this house for a nice profit. We all know location, location, location sold the house and nothing else. She’s very lucky, because she put the house on the market after the real estate bubble burst. Her timing was not the best, but she came out smelling like a rose. Many homeowners, with two homes, aren’t so lucky.
