Actor Ryan Phillippe reportedly pays $7.175M for a house in Los Angeles’ Hollywood Hills
Actor Ryan Phillippe reportedly has paid $7,175,000 for a house in Los Angeles’ Hollywood Hills.

The Los Angeles Times’ Ann Brenoff yesterday reported on the paper’s “Hot Property” blog that Phillippe had purchased the home, which had been on the market for $7,470,000. Indeed, records show that on April 22, Sylvio Tabet, who created the “Beastmaster” TV show and movie trilogy, sold the house, at 1877 Rising Glen Road, to something called the Avacon Trust for an undisclosed amount, with the deal being recorded on May 30. The name of the money manager on the deed is Martin E. Fox, who is located at the same office as a corporation registered to Phillippe (but which was incorporated under the name of a different money manager, David Weber).






Built in 1998 by Tabet, the gated house at 1877 Rising Glen either measures 5,033 square feet, according to listing information, or 8,300 square feet, according to listing information. Features in the five-bedroom house include seven full baths, a large separate private master suite, a Koi pond, maple floors, a step-down bar with an aquarium backdrop, a dining room with Shoji screen doors, two flat-screen TVs, a gym, an office, a media room, three additional bedroom suites, and city and ocean views, according to listing information. Outside on the 0.52-acre property are a 60-foot eco-friendly pool, an outdoor shower, a fire pit, a bar, a gazebo and “lounging areas reminiscent of a European hotel,” according to public records and listing information. The house was billed as being a “Zen” masterpiece.

Zillow says the house is worth a bit under 5 million. So did he overpay? Very likely; I never thought of him as a great brain or shrewd anything. BTW I also see him as a not terribly successful actor. Where does he get the money to buy a house worth this much? His ex-wife’s house in Brentwood is, Zillow estimates, worth less than 7 million. Maybe he is showing people he doesn’t need her money.
PS The link to the listing site doesn’t work for me. The decor seems a mite vulgar, IMO. Zen-vulgar?

Financial settlement…..hummmmm. And now the expensive house purchase.
Aren’t his kids names Ava & Deacon? That would explain the Avacon trust origin.
Zillow is terrible inaccurate on house values. So it’s annoying for people to make comments based on Zillow. It is really only reliable in areas of tract homes in suburbia where home values are very predictable and similar. An area like Hollywood Hills, Bev Hills, etc etc where values vary largely house to house it is not at all a reliable source to judge value.
That said, this house is hideous.
Britanny Murphy lives about three doors up the hill. Supposedly J.C. Chasez, or however the hell you spell it, is in the last house in the cul de sac on top..
OK I’ll refrain from posting Zillow values for celebrity houses. Still….I have to wonder if there is not a need for some objective valuation, other than just the asking price (or what someone, unwisely perhaps, has been willing to pay).

Celebrities need to use there common sense , pay there homes in cash ( pay it off ) .
You’ve the money , don’t have no balance hanging .
As far as that goes , anything you buy pay it off
called CASH AND CARRY .
If I had $250,000 , I could pay several things off .
This amount is a drop in the bucket , because celebs have Millions sitting around .
Forget about the tax write off .
You don’t want to be like Holyfield , Ed McMahan , Michael Jackson , all lost there homes .
Many of the homes , these celebrities have , they’re ugly , so far .
I rather look at homes into the multimillions $30 - 100million .

I brought my home for $200,000 its pretty , not huge , nor do I want a huge home , why , because who wants to clean homes that’s 10,000 sq ft or more . sure you can hire mexicans to do your work .
I have 4 bedrooms , 4 bathrooms , 4 car garage , inground pool ,with many extras , walkout patio with deck too .
on 10 acres of land .
Where I live you can live comfortable , you don’t have media chasing you around , walk out anytime you want .
Very quiet , friendly neighbors . couldn’t ask for more .
